    We paid off our 15 year mortgage in 12 years. Some of my friends and co-workers told me that we should invest the money instead of pay off the mortgage. Then, we paid off all of our massive credit card debt. Some of my friends thought us crazy for going all in, scorched earth to pay it off. Next we paid off our parent plus loans for our kids college, paid them off 6.5 years early and mainly during the pandemic forbearance. Some of my friends and co-workers said invest the money instead because the forbearance is free of interest. After we paid off our parent plus loan we paid off my truck, a 5 year note at 1.9% APR paid off in 26 months. Crazy am I because at 1.9% that is nothing, invest said my friends. Finally a personal loan paid off. My friends and co-workers, those who know because I don't broadcast it, if they ask me how we are able to max out our 401Ks, invest in a taxable brokerage account, stack silver and have a year's expenses in savings. I answer them by reminding them that they told me not to become debt free rather live with the debt and invest and I assumed that is what they did. Well of course most of them have not done that or paid off much debt and invested little. So, if they are looking for advice I tell them to do the opposite of what they have been doing for the last 10 years. But I say it in a nice respectful way, and yes I do get asked the question from time to time. This week, for the 6th time in the last 2 years I gave a friend or co-worker a copy of the Total Money Makeover. I keep extras for just that reason and I only offer then to those who I think are sick and tired of being sick and tired. I know what it is like to be sick and tired of being sick and tired.

    People are saying not to use emotion, but that’s illogical to not use emotion lol we are emotional creatures. For some of us, the tangible goal of paying a specific predictable amount by a predictable deadline makes us work harder and smarter to earn more and pay it off. For me I was so motivated to pay my house off early that it made me go for the jobs I usually wouldn’t have (and surprise myself with getting them) it made me do side gigs and enjoy it because I felt I was contributing to a bigger good, and it made me act more frugally than when I didn’t have a specific goal. That can’t be included in a calculation. I literally doubled my income in a few years because of my goals to be debt free. I was way more nonchalant when I didn’t have that goal in front of me. So it’s sometimes really down to a feeling of personal gain and peace vs just a math problem.

    Im so on the fence about paying off my house aggressively. I could do it in 5 years. Full term is 20 years. My problem is that mathematically... 20 years is the break-even point. Same as the full term payoff point. 😂. So it doesn't matter which way i choose. In 20 years mathematically id have the same net worth. Even if i invested and paid off early from investments. Technically.. one of the scenario is a little better. The problem is i have a shorter window to catch up. About 8 years. And if 3 of those are bad. Im not able to retire when i want to. All the scenarios ive tested are so close the deciding factors is more likely to be one sungle good or bad investment choice or dumb luck on accidental market timing. Right now im betting on time. Id rather have time on the market and allow myself to make mistakes. But i really want to pay it off. 🫤

    If invested in S&P, Not all the years will give 7% returns What if out of those 30 years, 3 of those last 7years gives -ve returns and rest 4 +ve returns. In the end those 7years have given more like a meagre 2% return. Meanwhile, the person investing 200 every month in to s&p has 30 years to see ups and downs and some very good probability of having good years. That's the reason people say that the time is the biggest variable in compounding.

    You are not paying yourself the Social Security Tax. You're paying to the retired already individuals. In the future other people would pay for your Social Security payments...

    You are still paying property tax and insurance after paying off mortgage, I know you could not pay for insurance, but that would be a gamble. Curious what % of your $2000/month mortgage, or dollar amount, you average paying monthly on total property tax and insurance for the year? With property tax and insurance are you on average $500/month?

      Yes I earmark around $500/month for that. But it sure beats the higher payment. I'm curious though, many people bring this up - is it just a matter of fact for the tax/insurance, or to say that I should've kept the mortgage because of the tax/insurance? Curious on your thoughts.

      @@BobSharpe I was just curious how much you pay monthly as my goal is no mortgage as well, but I know my property tax is 6k+/yr...insane. Shouldn't have to pay taxes on something we own outright, that needs changed and is sickening thinking in 10 years combined I'm paying 60k+ on taxes on something I own when I get to the point of owning a home.

    Seems logical that the highest chance of getting laid off is during an economic downturn, investments will probably be down and if you need to selll you will sell at the bottom

    If the stock market crashes, the economy goes in the crapper... all things that CAN and HAVE happened. You will still have your house. Also, you might point out how much you saved on your mortgage. The sale price of the house, and the amount you ACTUALLY pay (with interest rates today) are not even in the same plane of existence. I for one, think you did it right. Sure, you could (maybe) have made more by investing the money, but nothing is guaranteed. Piece of mind is golden.

    I paid off my home January 2023 and my truck this January . I have zero debt since then. My biggest problem is what to do with my money. Right now I’m saving money for another vehicle down the line cash, property taxes and a few hundred for maintenance expenses. I never thought I’d get there but it feels real good. My late father taught my brothers and me how to manage our money for a better future.
